We find your building's open Local Law 84 benchmarking violation, file the overdue report, and keep you compliant every year.

BenchFile is a filing service, not software you operate. You give us an address; we find whether the building is covered by NYC Local Law 84, whether it already has an open benchmarking violation, and what the city has issued against it. Then we file the report and keep filing it.

The building lookup on the front page is the same public data the city publishes — NYC Open Data's benchmarking violation and PLUTO datasets, queried live at the moment you type an address. Nothing about that lookup is stored, and it works whether or not you ever buy anything.
